High tech and High Defintion
You can't help but notice all the TV commercials announcing the change coming next February to all digital broadcasting over the airwaves. It's only a matter of time before standard definition will be a thing of the past as well. In the Real Estate industry, I feel it is important for our marketing techniques to keep pace with the advances available to us in Multimedia marketing. The internet is fast becoming the main source of information gathering, and this is especially true when it comes to the Real Estate market. We know statistically that 84% of all homebuyers will start looking at available real estate listings on the internet. Newspaper ads may stimulate some attention to your listing, but only to the point that the prospective buyer will drop the newspaper with the single black and white photo, to go find it on the internet where the color photos are available.
Most agents take their own photos with their digital cameras in 10 minutes while walking around the house and talking to the seller at the same time. It doesn't take a lot of thought to snap digital photos of rooms in a house. The problem is that you end up seeing pictures of someone's furniture, and a view of the front of the house.
We consider this part of your marketing plan critical to the proper exposure of your listing to the buying public. We set the stage for you online, to promote your home in the best possible way through multimedia techniques that most agents will not or cannot provide. Prior to taking your photos, we will discuss setting the stage inside by removing any cluttered look, possibly rearranging some furniture, and adding some colorful items like flowers, table settings, anything to spice up the interior for the photoshoot. We use wide angle lens techniques to make the still shots take in more of each room, giving them the full dimensional and appealing look they deserve. We take strategic shots from the outside, at different times of day, so we capture your home in the best light to enhance the exterior look. We use photo editing software to remove possibly unsightly items like power lines from the photo, to make that first online impression the best it can be. We provide 25 photos to our online sites (and we use many, see our ad sites), but that is not nearly enough.
We also take panoramic photos inside and outside your home, and create a high defintion virtual tour. Most agents will provide virtual tours today, but few provide them in high def. You can see examples elsewhere on our site.
Moving into the 21st century means moving into video. Video will be the next vehicle for online real estate marketing, and few if any agents in Tuolumne County will provide this to your listing, and if they do, it will probably not be well produced. We have a member of our team who not only has training in video production, but can and will compose and edit your video in high defintion, and place it strategically on our website and on Realtor.com, where we will feature it prominently in special search areas of that site. Realtor.com is the most trafficked real estate website on the internet, and the video link makes buyers look!
